Fire Protection
In the appendix you will find basic floor layouts of fire hydrants, hose reels and exit points. You should familiarise yourself with the location of these points.
Fire Alarm System
A fire alarm can be activated by one of the following events:
- Any sprinkler head activation in the corridors and Public areas.
- A lift lobby/corridor smoke/thermal detector activation.
IMPORTANT:
Activation of a fire alarm signal will cause the Fire Brigade to be called automatically.
Evacuation Procedure
In the event of a fire alarm, a warning alarm tone will sound from the speaker located in the lift lobby area and your apartment. This tone will indicate evacuation of the building.
- On hearing the warning tone you should alert all occupiers in your apartment, turn off all gas and electrical appliances and prepare to leave the apartment.
- As soon as you are ready to leave, make your way calmly to the stairwell and exit through the ground floor lobby or the exit beside the car park entry.
- Do not use the lifts in the event of a fire. Evacuate via the stairs and ground floor lobby.
ASSEMBLY POINT:
Please assemble on the corner of Flinders Street and Downie Street opposite the building.
Note: The evacuation system will be tested periodically as required by regulations. A warning will be given prior to this taking place.
Sprinkler System
The corridors and apartments are provided with an automatic Fire Sprinkler System. In the event of a fire near a sprinkler head, heat generated by the fire will cause the sprinkler to activate.
If a sprinkler is activated, a fire alarm will also be raised and the Fire Brigade will be called automatically. The system is under constant water pressure, and pumps are provided to maintain pressure during a fire.
- Apartment owners and occupiers are not required to carry out any maintenance or servicing of sprinkler equipment.
- Sprinkler heads must be protected from damage. Do not hang anything from a sprinkler head, not even Christmas decorations.
- A broken sprinkler head could cause considerable damage to the apartment complex and means the Fire Brigade will attend. The Fire Brigade may charge for attendance.
Apartment Smoke Detectors
Your apartment is fitted with smoke detectors. These are internal to your apartment only and if activated will not cause a general fire alarm.
Each detector runs from the mains electrical supply and is also fitted with a battery backup. It is important to replace the backup battery as per the manufacturer instructions attached to this Manual.
The Fire Brigade's "rule of thumb" is that when you change your clocks for daylight savings, also change the back-up batteries of the smoke detector.
Hose Reels & Fire Extinguishers
Fire Extinguishers are located in the corridors and next to the stairwell in the car park. Additional fire hose reels are also located on the far wall of the car parks.
The occupier should become familiar with these locations. Locations of Fire Hose Reels for each floor are shown in Appendix C.
Hose reels should therefore only be used in the case of an emergency and not for general use.
Fire Hydrants
Fire Hydrants and hoses are located in stairwells and in other public areas.
FIRE BRIGADE USE ONLY:
These are for Fire Brigade use only and under no circumstances should be used. Activation or use of any Fire Hydrants will cause the Fire Brigade to be called.
Fire Escape Doors & Smoke Seals
Fire Doors
Fire escape doors are clearly marked and must not be held open or obstructed in any way.
Smoke Seals
Your apartment door and a number of other relevant doors have smoke seals. These seals will delay the spread of smoke throughout the apartment complex during a fire. Please ensure these doors remain closed during a fire.
